Hilltop Villa with Mountain Views in Rotorua
Outdoor Living
A sun terrace and garden offer direct views of mountain tops and cows in adjacent fields. The property includes a picnic area and outdoor dining space set in a 1-acre lot. Guests can enjoy the elevated position, which also avoids the sulfur smell common in central Rotorua.

The villa has a fully equipped kitchen with a dishwasher and washing machine. Central heating and air conditioning run throughout the house. Free on-site private parking and free WiFi are provided for all guests.
Location & Surroundings
The property sits on a quiet street 19 km from Rotorua Regional Airport and 10 minutes by car from the Agrodome and Gondola. The inner courtyard view and lack of sulfur smell make it a calm base for exploring. Guests report easy access to local attractions without traffic noise.
Family-Friendly Offerings
Board games and puzzles, including Uno, are available in the family rooms. The host provides breakfast goodies such as cereal and milk for the first morning. Children said this was their favorite place to stay despite no pool or spa.
